Are You a School?

Are you a real estate school?
No. We are exam preparation. A real estate school is an education provider your state has approved to deliver the pre-licensing hours it requires, and we are not one — in any state, for any license. That is not a technicality we are hiding behind; it is a different product with a different regulator, and we do not sell it.
Does anything here count toward my pre-licensing hours?
No. Not one minute of it. Every state requires pre-licensing education from a provider it has approved before you may take the exam — roughly 40 hours at the low end and up to 180 at the high end, with most states somewhere near 75. You get those from an approved school, they issue the certificate, and nothing in this subscription substitutes for it.
What about post-licensing and continuing education?
Also no. Most states require post-licensing hours in your first renewal period and continuing education after that, and both are approved-provider education with their own rules. This subscription satisfies none of it and issues no credit of any kind. If somebody tells you an exam-prep product earns you continuing-education credit, they are describing a different product or they are wrong.
So why would I buy this as well as the course?
Because the approved course is built to make you eligible, and being eligible is not the same as being ready. The hours cover the syllabus your state approved; the exam asks you to apply it under a clock, in a two-portion format, with math and a state-law section that a lot of courses treat lightly. Most candidates who fail did the hours.
Do you write or administer any exam?
No. We do not administer, register for, schedule, proctor, score or influence any examination, and no result you produce here is reported to anybody. Your state’s commission and the vendor it contracts own all of that.

The Exams

Which exams are covered?
The salesperson and broker licensing exams of the states we have built, the three appraiser classification exams, and the national home inspector examination plus the Texas and New York state inspector exams. Real Estate Principles is free and needs no subscription.
Which states are covered?
The ones named on the exams page, and only those. We do not publish a number and we will not say “all 50” before it is true — a count is a claim you cannot check and a list is one you can. If your state is not on the list, it is not built yet, and joining the waitlist gets you told by name when it is.
How is my exam structured?
Most states pair a national portion of about 80 scored questions with a state portion of 30 to 60, on separate clocks with separate passing marks. California, Florida and New York write their own single exam instead. The exams page has the published shapes; your state’s candidate handbook is the authority and it changes.
Do I get real exam questions?
No, and be careful with anything that offers them. Live examination items are the property of the vendor or the state, reproducing them violates every candidate agreement, and a candidate found with them has a licensing problem rather than an advantage. Everything here is written from the published content outlines, statutes and rules.
Is the broker exam included?
Yes, on the same subscription, whenever you get to it — including years later. That is most of the argument for a subscription over a window: the broker exam repeats a great deal of the salesperson exam, and everywhere else in this category you buy that overlap a second time.
What happens if I fail?
You resubscribe for the weeks you need and pick up where you left off, with your history and your weak areas intact. In a two-portion state you generally retake only the portion you failed. The retake rules, the waiting period and the fee are your state’s, and roughly half of every cohort takes one of these exams more than once — it is a normal outcome, not a disqualifying one.

Appraisal & Inspection

Do you provide appraiser qualifying education or experience hours?
No to both. The 150, 200 or 300 qualifying hours are approved-provider education set by the Appraiser Qualifications Board and administered through your state board, and the 1,000 to 3,000 experience hours are earned under a supervisory appraiser and verified by that board. We have no part in either, and we do not deliver the national standards course or its examination.
Which appraiser exams are included?
All three classifications — Licensed Residential, Certified Residential and Certified General — on the same subscription, so a candidate who moves up later does not repurchase anything. Each is 125 questions, at four, four and six hours respectively.
Does my state license home inspectors?
Thirty-four do and sixteen do not, and it moves. Most licensing states accept the national examination; Texas and New York run their own. Some states that do not license still have practice rules. Your state’s licensing authority is the answer, and it is worth having before you buy preparation from anybody.
Are you affiliated with any board or association?
No. Not with any state real estate commission, appraiser board or inspector board; not with the Appraiser Qualifications Board or the Foundation behind it; not with the examination board that owns the national inspector examination; not with any testing vendor; and not with any trade association. Their names appear here only to identify which examination is being discussed.

How It Works

What actually makes this different from a question bank?
It works out what you already know and stops spending your evenings on it. A bank hands every candidate in your state the same questions in the same order; this picks the next thing because of what you just did, traces a wrong answer to the thing underneath it that actually caused it, and rebuilds your plan when you miss a week. Practice exams are composed rather than drawn, so there is nothing to exhaust and nothing to memorize.
Is the math really verified?
Yes, and it is a real property of how the items are built rather than a claim about how carefully somebody proofread. Every calculation item’s numbers, answer and worked solution are computed and checked against each other before it ships. A problem whose stated solution does not reconcile with its own figures does not get published.
How does the readiness estimate work?
It is a running estimate of your probability of passing, shown with its confidence rather than as a bare number — and where your state examines two portions separately, it is two estimates, because passing one and failing the other is the most common way this goes wrong and a blended figure hides it exactly when it matters.
Can I use it on my phone?
Yes. The web app runs in a modern browser on a phone, tablet or laptop, and there are native apps as well. The workbenches — a settlement statement, an adjustment grid — are designed for a larger screen because that is where the work is, and everything else is comfortable on a phone between showings.
Is my work private?
Yes. Zero tracking cookies, zero third-party analytics, zero tracking pixels, and fonts served from our own servers rather than a third-party CDN. Your practice history and your proficiency data are yours.
Is it accessible?
The platform meets WCAG 2.1 Level AA: full keyboard navigation, screen reader support, a high-contrast theme beyond dark mode, reduced-motion support, and text that scales to 200% without breaking. Details on the accessibility page.

Money & Timing

What does it cost?
$39/mo month to month, or $31/mo billed annually at $372 — which saves $96 and is cheaper from month ten onward. There is no premium tier above it and no per-state or per-exam purchase. The pricing page has the full breakdown.
When does it launch?
Monday, May 17, 2027. Nothing is charged before then, and the waitlist is how you find out which states opened on day one.
Can I cancel?
Any time, in one click. Paid access runs to the end of the period you already paid for and nothing renews after that. Switching off after your exam and back on for the broker exam is the normal pattern, not an edge case.
Are exam and application fees included?
No. The examination fee, the application fee, fingerprinting and your education hours are paid to your state, its vendor and its approved providers. Examination fees run from about $37 to about $175 depending on the state, and all of it changes — confirm the current figures with your commission.
Do you sell to brokerages and schools?
Yes, as seat-based institutional accounts — brokerages licensing recruits, real estate schools adding an adaptive layer beside their own course, appraisal firms onboarding trainees, inspection companies running academies. Pricing is on request and depends on the number of seats. A seat is the same product an individual gets: not education hours, and no credit of any kind.
Is there a pass guarantee?
No. We do not offer one and we are not going to imply one. Nobody can guarantee an outcome on an exam they do not write, and a guarantee in this category is usually a set of conditions you are unlikely to satisfy rather than a promise.
